PROPERTY MANAGER

NEWBURY, BERKSHIRE

UP TO £26,000 PER ANNUM DOE + £2000 BONUS + LUCRATIVE BENEFITS + PROGRESSION

PROPERTY MANAGER - THE OPPORTUNITY:

Due to growth of the business I am currently recruiting for my client based in Newbury who are looking for a Property Manager to join them on a full time, permanent basis. My client is looking for a Property Manager to join them ASAP, they are looking for someone who's come from a Property background either as a Property Manager or within Lettings.

PROPERTY MANAGER - RESPONSIBILITIES:

  • Answering the telephone to set company standards and dealing with enquiries in a professional and friendly manner
  • Meeting with clients visiting the office
  • Responding to enquiries via e-mail
  • Liaising with landlords and tenants to gather and provide feedback on property inspections and maintenance work
  • Manage a portfolio of approx. 150 properties (after training)
  • Dealing with all maintenance enquiries with landlords and tenants
  • Keeping the online reporting system (FixFlo) up to date on a daily basis
  • Dealing with notices from tenants
  • Serving section 21 notices
  • Deposit negotiations at the end of a tenancy
  • Renewal negotiation between landlord and tenant
  • Management inspections completed on a weekly basis (visiting each property every 3 to 4 months)
  • Managing Database/CRM system (LetMC) for own portfolio of properties
  • Dealing with ingoing and outgoing tenants utility bills
  • Negotiating renewals
  • Booking of safety certificates and making sure all properties meet current legislation

PROPERTY MANAGER - THE PERSON:

  • Minimum 2 years' experience within Property/Estate Agent background
  • Excellent communication & interpersonal skills
  • Excellent customer service skills
  • The ability to inspire trust from clients
  • A warm and friendly nature with a positive attitude
  • A professional attitude to all dealings with clients
  • Honesty and openness
  • Good problem-solving skills
  • Flexibility, determination and perseverance
  • The ability to cope well under pressure
  • Good literacy, numeracy, and IT skills
  • Full clean UK driving licence

PROPERTY MANAGER - ABOUT THE BENEFITS:

  • £20,000 - £26,000 per annum, depending on experience
